Selling Your Home in a Buyers Market

                  
                      TODAY'S MARKET
 
 You can't afford to hire an agent that just lists a home and hopes the right buyer comes along to buy it. Putting a "for sale" sign in the yard just isn't enough anymore. Even pricing your home perfectly isn't enough in a buyers market. With so many choices your home can get lost in the shuffle. Homes must be marketed to make them stand out from the rest of the pack. I've included most of my marketing tools here but contact me to learn about my entire marketing plan that will give your home its best chance to sell. Remember, when you work with me you pay no real estate fees of any kind unless your home is sold.
 
 
                              MARKETING 
 

A major part of marketing a home is advertising and I'll provide the following advertising at no cost to you. Besides the usual for sale sign, I'll provide unlimited color flyers in a take-one box, 200 postcards will be sent to neighborhoods whose current market value is 10-20% lower than yours (step-up buyers are an excellent resource).Your listing will be available on every major real estate website on the internet because over 83% of buyers at some point search on-line for homes. Open houses will be held to stimulate walk-through traffic and your home will be televised on the Real Estate Channel. I pay for these expenses not only because it gets your home sold quicker, but also so you know I have a vested interest in getting your home sold as quickly as possible.

 

                  COMMUNICATION

 

 For most of us, selling or buying a home is the largest financial transaction we make in our lives. You should be informed every step of the way and staying in touch with you is one of my highest priorities. I'll call you at least once a week or, if you prefer, when there is any activity on your listing. You can call me seven days a week, I'm available from 9:00 to 9:00 EST. The real estate market changes frequently, so once a month I do another comprehensive analysis to make sure your property stays ideally positioned on the market. Staying on top of current conditions and in touch with each other allows us to adapt to any fluctuations.  

 

                               GETTING TO CLOSING

 

When selling a home most people think their realtors only job is to find a buyer, but finding a buyer and getting an offer is just the beginning of the home selling process. Getting that buyer to closing and actually sold is where my value to you will really become apparent. Offers and counteroffers, addendums and repair requests all follow an accepted offer, not to mention the slew of inspections required to get your home sold. I'll be there (so you won't have to take time off work) to make sure the survey, the home inspection, the WDO (wood destroying organisms) report, initial and final walk-through get done within their specific timeframes because missing any timeline on any inspection allows your buyer to walk out on their signed contract as late as the closing table. I'll also be there for re-inspections of negotiated repair requests or any other time an inspector or repairman needs access to your home. I'll arrange where closing will be held and accompany you there to make sure things go smoothly.
